Jumeirah Beach Residences

JBR, short for Jumeirah Beach Residence, is the beach-facing development instantly recognisable for its sandy-hued towers. The area is part of Dubai Marina and sits between the central, water-lining part of the development and the seashore.

At podium level, the apartments have their own walkways, gardens, shared pools, shops and convenience stores.

JBR is claimed to be the biggest residential quarter in the world. The complex runs the entire 1.7km length of The Walk, Dubai’s most popular beachside boulevard with its restaurants, cafes and smart shops.

Location

Jumeirah Beach Residence (also known as JBR) is a waterfront community located against the Persian Gulf in Dubai Marina.

It is a residential development and contains 40 towers (35 are residential and 5 are hotels). JBR can accommodate about 15,000 people, living in its apartments and hotel rooms. 

The developer, Dubai Properties (a subsidiary of Dubai Holding), launched JBR in August 2002. This 6 billion dirham project was completed in 2010.

General Guide

Jumeirah Beach Residence was launched in 2004 and completed in 2008. It is one of the largest single apartment complex projects ever undertaken in Dubai – consisting of 41 towers – 36 of which are residential and having a total of 22 million sq. ft. of gross floor area. 6 different contractors were involved in its construction.

Overview

As an area, JBR is a major local and tourist attraction with its beach, retail activity, carnival-like atmosphere and a number of hotel resorts. The newest retail center – the Beach – which was under-construction since 2012 was completed in early 2014 – has further enhanced JBR both in terms of its retail and infrastructure. There are also other works underway to green up the community and a tram that runs across one part of JBR is also under-construction.

JBR’s residential property is some of the most sought after in Dubai. The community is particularly attractive for overseas investors & buyers, many of whom spend part of the year holidaying in Dubai. JBR’s apartments (there are 36 buildings with over 6,500 units in total) have an average quality construction considering they were sold for prices as low as AED 500 psf. These units have their values associated with the type of view they provide: units have sea views, marina views, partial sea & marina views and courtyard views. The complex has studios, 1, 2, 3 & 4 bedroom apartments. There are also lofts, terraced apartments and duplex penthouses.

 

JBR consists of six clusters that each have between 4 – 8 buildings:

  2. Amwaj – 5 buildings
  3. Rimal – 6 buildings
  4. Bahar – 7 buildings
  5. Sadaf – 8 buildings
  6. Murjan – 6 buildings

Jumeirah Beach Residence also consists of two other residential complexes:

  1. Al Fattan Marine Tower
  2. Bateen Residence
